چکیده:
بیشتر افراد با انتخاب بهینة مسکن، یکی از چالشهای مهم بحث تقاضای مسکن، مواجهاند. با توجه به اینکه دربارة اهمیت نقش بودجه در انتخاب مسکن توافق کلی وجود دارد، الگوی یکپارچهای برای سنجش نقش و تأثیر تمامی عوامل تقاضای مسکن ارائه نشده و تبیین نظری روشنی صورت نگرفته است. با توجه به نقش محوری محدودیت بودجه، عوامل رفتاری و کنترلی در تقاضای آن، پژوهش حاضر بهدنبال تبیین الگوی ذهنی تقاضای مصرفی و اجارهای مسکن با رویکرد علومشناختی و رفتاری در شهر تبریز است. این پژوهش در چارچوب رویکرد کیفی و با بهکارگیری روش تحقیق داده بنیاد صورت گرفته است. با استفاده از مدل گسسته لاجیت چندجملهای نحوة اثرگذاری عوامل استخراجشده بررسی شده است. ابزار جمعآوری دادهها، مصاحبههای نیمه ساختاریافته بوده است و بهمنظور گردآوری اطلاعات، با بهکارگیری روش نمونهگیری هدفمند با 12 نفر از خبرگان آشنا به مباحث مسکن مصاحبه انجام شد. تجزیه و تحلیل دادهها در سه مرحلة کدگذاری باز، محوری و انتخابی انجام گرفت و براساس آن، مدل کیفی پژوهش طراحی شد. نتایج پژوهش حاضر نشاندهندة استخراج بالغ بر 250 کد، همراه با احصاء بالغ بر 20 مفهوم و 4 مقوله است که در قالب مدل پارادایمی شامل محدودیت بودجه بهعنوان مقولة محوری و شرایط علی (دلایل انتخاب)، عوامل زمینهای (عوامل فیزیکی) و شرایط مداخلهگر (عوامل کنترلی و رفتاری) قرار گرفت. همچنین، نتایج حاصل از برآورد مدل لاجیت نشان میدهند افراد در تصمیمگیری برای انتخاب مکان مسکونی علاوه بر بودجه، تمام جوانب را در نظر میگیرند؛ اما اهمیت هرکدام از عوامل در انتخاب متفاوت است. طبقهبندی JEL: R2
Choosing optimal housing is one of the most important challenges people face in demand for housing. Despite the general agreement on the importance of the budget constraint’ role on housing choice, no comprehensive model for evaluating all demand determining factors has been introduced and no clear theoretical explanation has been made. Considering the central role of budget constraint, behavioral and control factors in determining housing demand, this research seeks to explain the mental pattern of rental and consumer demand for housing in Tabriz using the approach of cognitive and behavioral sciences. Regarding this, the study was carried out within the framework of qualitative approach, using grounded theory. A multi-nominal Logit regression was used in order to analyze the impacts of identified factors. Data gathering tools were semi-structured interviews with 12 experts in housing discussions, using a purposive sampling methodology. Data analysis was performed in three steps: open coding, axial coding, and selective coding upon which our qualitative model was designed. Our study resulted in extraction of more than 250 codes, along with an inventory of more than 20 concepts and 4 categories,which are presented in the form of a paradigmatic model including budget constraints as the axial category and causal conditions (as underlying reasons for choices), underlying factors (Physical factors), and intervening conditions (behavioral and control factors). The results of estimating the Logit model indicate that individuals consider not only the budget but also all aspects of decision making to choose a residential location, but the importance of each factor is different.
