چکیده:
مسکن یکی از نیازهای اولیه و اساسی انسان است که توجه به نحوه تأمین نیاز به مسکن، کیفیت مسکن، دسترسی به مسکن مناسب و قابل زندگی برای تمامی اقشار جامعه از مهمترین اهداف انواع برنامههای شهری بوده و از بحثهای جدی در رویکرد کیفیت زندگی محسوب میشود. از انواع الگوهای مسکن، الگوی بلندمرتبهسازی هست که در دهههای اخیر بهطور جد در دستور کار مدیریت شهری قرارگرفته است و در صورت عدم برنامهریزی و مدیریت اثرات آن، میتواند کیفیت زندگی ساکنین را تحتالشعاع خود قرار دهد. هدف این پژوهش، مطالعه رابطه کیفیت زندگی با الگوهای تراکمی توسعه عمودی مسکن و ارزیابی اثرات تراکم بر ابعاد، معیارها و شاخصهای کیفیت زندگی در ناحیه 3 منطقه 22 شهر تهران است. این پژوهش به لحاظ هدف، کاربردی و روش آن توصیفی-تحلیلی است. برای دستیابی به اهداف و پاسخ به سؤالات از آمار توصیفی، آزمون تی تک نمونهای و همبستگی اسپیرمن در نرمافزار SPSS بهره گرفته شد. نتایج نشان میدهد کیفیت در الگوی تراکم کم با میانگین 26/3 نسبت به سایر الگوها دارای وضعیت قابل قبولی است. از مهمترین نتایج آزمون اسپیرمن، همبستگی مؤلفه تراکم باکیفیت زندگی منفی(83/0- = r)محاسبه شد و اثبات گردید با افزایش تراکم، کیفیت زندگی کاهش مییابد.
Housing is one of the basic needs of the human being. Considering how to provide housing, housing quality, affordable and affordable housing for all segments of society is one of the most important goals of a variety of urban programs and is considered as a serious discussion of the quality of life approach. Of the various types of housing patterns, there is a pattern of retrofitting that has been seriously addressed in the urban management agenda in recent decades, and if it does not plan and manage its effects, it can overwhelm the quality of life of the inhabitants. The purpose of this study is to study the relationship between quality of life and compression patterns of vertical housing development and evaluate the effects of density on the dimensions, benchmarks and indicators of quality of life in District 3, region 22 of Tehran. The present study is descriptive-analytical in terms of purpose, application and method. Descriptive statistics, one-sample t-test and Spearman correlation in SPSS software were used to achieve the goals and answer the questions. The results show that the quality in the low density pattern with an average of 3.26 compared to other patterns is acceptable. One of the most important results of Spearman test was the correlation of density component with negative quality of life (r = -0.83) and it was proved that with increasing density, quality of life decreases.
