Abstract:
بافتهای ناکارآمد شهری در مقایسه با سایر پهنهها از جریان توسعه عقب افتاده و نیازمند دستیابی به عدالت فضایی، برابری اجتماعی، سرزندگی اقتصادی و سلامت اکولوژیکی میباشند. همچنین بینشی جامع و عملیاتی است که به حل مشکلهای درونبافتی میپردازد. استراتژیهای جدید توسعه اغلب شامل ساختمانها یا مناظر گوناگون که هدایتگر توسعه شهر هستند، میباشند. پروژههای محرک، ابزاری هستند که در درون استراتژیهای تغییر شکل شهری همچون بازآفرینی و توسعه مجدد بافتهای ناکارآمد، میتوانند با استراتژیهای قبلی ترکیب و زمینه بسترسازی را آماده نمایند. این پژوهش در قالب رهیافت نوینی از مداخله مکانمبنا در بافتهای ناکارآمد شهری توسط پروژه محرک توسعه زرگنده شهر تهران است. نوع پژوهش از نظر هدف، کاربردی و شیوه انجام، توصیفی-تحلیلی است و با بهرهگیری از منبعهای کتابخانهای و برداشت میدانی و تکنیک AHP-SWOT از طریق Expert Choice برای تحلیل دادهها استفاده شده است. نتیجهها نشان میدهد بافت فرسوده و ناکارآمد محله زرگنده در حوزه اقتصادی، اجتماعی، فرهنگی و گردشگری به لحاظ محیط درونی با ضعفهای زیاد و به لحاظ محیط بیرونی با فرصتهای قابل توجهی روبهرو است. در نهایت برای انتخاب مناسبترین سایت جهت پیادهسازی میتوان با توجه به بستر کنونی زرگنده، کاربریهایی با درونمایه تجاری، اقتصادی، فرهنگی و گردشگری جهت الگوسازی در بافت تعریف کرد. با اتخاذ راهبردهای انطباقی و کاستن از ضعفهای موجود، میتوان از فرصتهای موجود در محدوده موردمطالعه حداکثر استفاده را داشت.
Compared to other regions, dysfunctional urban environments lag behind in terms of growth and must attain spatial justice, social equality, economic vitality, and ecological health. Additionally, it is a thorough and operational understanding that resolves internal issues. Frequently, new development ideas incorporate a variety of buildings or landscapes that drive the growth of the city. Catalyst projects are methods that can be used with previous tactics to pave the way for urban transformation techniques such as the re-creation and reconstruction of dysfunctional area. The Zargande Development Stimulating Project of Tehran has conducted this study using a novel location-based intervention strategy for inefficient urban tissues. This research is a descriptive and analytic research in terms of its objective, application, and methodology. Using library sources and field observations, AHP and SWOT approaches were used in order to analyze the data by way of expert choice. The results indicate that the worn-out and inefficient fabric of the Zargande neighborhood faces several internal environmental flaws and considerable economic, social, cultural, and tourism prospects. In order to choose the most suitable site for implementation, uses of commercial, economic, cultural, and tourism themes can be defined to form patterns within Zargandeh context. By adopting adaptive tactics and decreasing existing shortcomings, it is possible to maximize the research area's available opportunities.
